OSHB plans nearly 6,900 housing units across Odisha

The proposed projects for 2026-27 are expected to create nearly 6,877 dwelling units. The plans were reviewed at a high-level meeting chaired by Additional Chief Secretary, Housing and Urban Development Department, Usha Padhee.

Officials also discussed the Board’s long-term strategy to expand housing activities to all district headquarters in Odisha and increase access to affordable housing for economically weaker and middle-income groups.

Major housing projects planned in Bhubaneswar and Rourkela

Among the key proposals is the Suango PPP Housing Project near AIIMS Bhubaneswar. Planned over 12.9 acres, the project is expected to develop 2,867 dwelling units, including 1,034 affordable housing units.

The Patrapada Housing Project, spread across 11.5 acres and proposed through the e-bidding mode, is expected to create 2,510 dwelling units, including 820 affordable housing units.

The Ranasinghpur EPC Housing Project, planned over 5.78 acres, is expected to provide 1,262 housing units.

In Rourkela, the Basanti Colony Joint Venture Residential Apartment Project is proposed to offer 238 MIG and HIG apartments.

The review meeting also assessed the status of several ongoing projects.

Subhadra Enclave Housing Project, Dumduma

The project comprises 198 dwelling units and is being developed at an estimated cost of ₹73.40 crore. Construction is progressing as scheduled.

Vasudev Vihar Plotted Development Scheme, Andharua

Developed at a cost of ₹27.27 crore, the scheme will provide 206 residential plots. Possession is expected to commence from July 2026.

Gadakana Housing Project, Bhubaneswar

The ₹189.29-crore project will provide 363 dwelling units along with commercial spaces. It is proposed to be launched in July 2026 after obtaining statutory approvals and RERA registration.

Angul Enclave Housing Project

The project involves an investment of ₹164.55 crore and includes 613 dwelling units. Construction of 228 units has been completed, with possession expected by December 2026.

OSHB has developed over 32,000 housing units

According to the Board, OSHB has developed 32,343 housing units, shops and plots across 21 districts of Odisha for EWS, LIG, MIG and HIG categories.

More than 20,000 units have been developed in Khordha district alone, making it the largest housing hub under the Board’s initiatives.

OSHB records financial surplus

The meeting also reviewed the Board’s financial performance.

OSHB recorded a surplus of ₹18.40 crore during FY 2024-25 and a provisional surplus of ₹25.50 crore during FY 2025-26. The Board’s available fund position stood at ₹237.42 crore as of March 31, 2026.

Focus on affordable housing expansion

Padhee directed officials to prepare a time-bound action plan for expanding social and affordable housing projects across the state. She also emphasised transparent allotment mechanisms, strict compliance with ORERA norms and timely resolution of project-related issues.

Senior officials of the Housing and Urban Development Department and the Odisha State Housing Board attended the review meeting at Kharavela Bhawan in Bhubaneswar.
